Add your first note

A note is the promissory note you hold — the loan a buyer is paying you back on. Adding it here sets up the amortisation schedule, so payments you record afterwards are split correctly between principal and interest.

Have the note document handy

Every figure the wizard asks for comes off the promissory note itself. With a copy in front of you this takes about five minutes.

What you will need

  • The original principal — the amount financed at closing.
  • The annual interest rate, exactly as written on the note.
  • The term in months, and the date the first payment was due.
  • The property address.
  • The borrower name and email, if you want to invite them to the borrower portal.

Walking through the wizard

  1. Open Notes in the sidebar, then choose Add note.
  2. Enter the loan terms. The monthly payment is calculated as you type — check it against the payment written on your note.
  3. Enter the property address.
  4. Enter the borrower details. You can invite them now or later; nothing about the note depends on them accepting.
  5. If the loan is already part-way through its life, enter the current balance and next due date so the schedule picks up where reality is.
  6. Review and create.

The payment preview does not match my note

Small differences usually come from the interest method. A note written on a 30/360 basis and one written on actual/365 produce slightly different payments for the same principal, rate, and term. Set the method to match the note rather than adjusting the rate.
